Repairing Leaks In Concrete Foundation




A good foundation goes beyond just holding a house above the ground. It also prevents moistures, resists movement from the earth surrounding it, and insulates the home against cold weathers. By ¡°good means a foundation that's custom suited to fit and endure all of the factors that will have an effect on it. Thus, from the very start, foundations should be taken seriously. But what if the foundation of your home starts having leaks and cracks? Then you have to act fast, and don't ignore or delay any needed foundation repair projects.

The most common problem for home foundations is leaking walls. This is usually the result of cracks in the foundation due to water seeping in or the movement and shifting of concrete from temperature changes. While leaking walls are a common problem, it is always wise to repair them at once to avoid bigger and more costly repairs. Here's how you can repair leaking concrete foundations:

Step 1
Find out how big the leak problem is prior to starting any repair. Hairline fractures on concrete walls are the initial signs of leaks, and can be repaired through simple measures such as sealing the crack. Bigger cracks may require ¡°filling and sealing, while leaks and cracks caused by drainage problems are more likely to require concrete replacement.

Step 2
Drill holes or install ¡°injection ports into the wall, positing the injection sites approximately one inch apart alongside the crack. The sites will allow a repair material to get into the concrete's base, and fill up a crack.

Step 3
Seal the whole surface of cracked areas, including the area surrounding the drilled holes or injection ports. A sealant will need about thirty minutes to dry, depending on
the instructions of the manufacturer. This will ensure that no filling material seeps out from the crack. The port or drill holes should be left open.

Step 4
Using the injection site, inject the crack with filling material. Begin on one end, and if possible at its lowest elevation. Fill up the crack until the material oozes out of the other port. Block the port and do the same with every remaining port hole.

Step 5
Allow twenty-four to forty-eight hours for the material to heal and dry fully, in order to repair the leak. After the material has fully dried, remove the injection ports, and use sanding disc for smoothing the surface to look more pleasing.

These steps can be done to repair simple leaks on concrete foundation. However, before doing any repairs, evaluate the cost of the repair to ensure that it's within the budget. There are various repair options that range from inexpensive to more costly alternatives. The type of repair you'll be doing will depend on the degree of leaks, as well your funds. Leaks from slabs are more serious, as there will typically be a drain tunnel repair involved, which can be a very expensive repair.

Just a quick tip on repairing leaks: avoid ¡°band-aid jobs. Band-aid repair is one wherein you simply take some epoxy or cement and place it over cracks. This is simply ¡°covering up the problem but not actually repairing it. The injection approach is the way to go if you want the damage to be completely treated.

A ¡°good foundation is one that's tailored for its site, and all the details should be perfect. Nevertheless, if your home failed to have a good foundation and starts to give you the typical ¡°crack and leak problems, deal with it at once to eliminate any further damages. Improve your home's foundation by taking the necessary steps to counter common foundation problems.
